One of the benefits of living in a community scheme is that the external appearance of the building, the garden and its surroundings have already been established for residents. You can literally just move in without the added stress of having to renovate outdoors or create a garden area.

To make it even easier there are rules in place, as voted by the owners corporation, to ensure the building and the surrounding areas remain aesthetically pleasing and acceptable to all residents.

For the sake of residing in a harmonious environment, it is a given that residents must comply with the complex’s by-laws. When you choose to live in strata, that is the sacrifice you make – you know there will be restrictions in place for certain things, including external appearances. That’s the beauty of community living. It’s neat. In many ways.

But for those troublesome owners or occupiers who don’t comply with the rules, let your Community Manager know. They have the knowledge and experience to enforce the relevant by-laws with any disrupters to ensure the standard of appearance is maintained as expected by the community.

Your Community Manager will educate offenders so they understand the need to meet the standards expected of them by their neighbours and fellow members of the community, as outlined in the relevant by-laws.

Sadly, it may be necessary to take action of a legal nature to force compliance. Most jurisdictions provide judicial processes to support the enforcement of by-laws. The essential processes required for legal enforcement usually consist of a three-step warning process and attempted mediation of the issues at the community level (committee dispute resolution process).

Don’t let this happen within your complex. Keep community living harmonious and respect the by-laws. Respect yourself and your neighbours and don’t allow the beauty of living in strata turn into an ugly legal battle. For the sake of appearances.
